Pre-foreclosed real estate isn't advertised to the public until the cases have been heard by the Court and the property owner has been given an opportunity to pay their overdue loan balance. The foreclosure process can take as long as 8 months and presents an ideal opportunity to work with the distressed property owner, without competition from others. By then, it's often to late to really help these distressed home owners. People unable to pay their property taxes or mortgages will fall victim to Foreclosure proceedings at the Supreme Court. In Canada the Court gives the homeowner a limited time to repay their outstanding debts before the property is handed over to the lender to sell, often at a substantial discount. These people are obviously highly motivated to sell their property immediately and before they lose everything in a Foreclosure!
